WfTNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Main Road 20 feet
�} westerly from an iron pipe set on the southwesterly corner of the land
now or formerly of Edward Van Cura and Charlotte Van Cura, said iron
pipe being located about 950 feet easterly from the Mill Creek Bridge
along said northerly line of Main Road and being more particularly lo-
gated by a tie line running north 40 degrees 31st minutes 50 seconds
east, 257. 28 feet from a granite. monument to the said iron pipe, said
granite monument being set at the easterly terminus of 69 degrees 07
minutes 27 seconds east and the southwesterly terminus of that course
! on the southeasterly line of said MainRoad which runs south 51 degrees
37 minutes 20 seconds west said point of beginning being the southeast
corner of the premises; running thence westerly along the said Main
Ics Road 300 feet more or less to an iron pipe set at a point which is
300 feet south 59 degrees 07 minutes 20 seconds west from the said point
of beginning; running thence along said land of Charlotte Van Cura and
others north 4 degrees 52 minutes west, 200 feet; running thence north
53 degrees 26 minutes east, 187 . 11 feet along said land of Charlotte
Van Cura and others; running thence south 38 degrees 22 minutes 40
seconds east, 200 feet along said land of Charlotte Van Cura and others ._
and parallel to and 20 feet from the westerly line of land now of Edward
CD Van Cura and Charlotte Van Cura to the point of place of beginning,
m being the same premises conveyed to the party of the first part by
Anthony J. Leanza, Esq. , 216 Court Street, Riverhead, New York, by the
referee' s deed in foreclosure, dated July 27th, 1979 and recorded in
the liber 8669, page 549.

U TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
y and all the.estate and rights of the part), of the first part in and to said premises; TO HAVE AND TO
c HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
;v Y AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
�j the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
