WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the that certain plot, piece or parcel of land, situate,
lying and being in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument set on the Northerly side of Front Street
where the division line between Lot No. 85 and Lot No. 84
intersects the Northerly side of Front Street as shown on a certain
map entitled "Subdivision Map on Part of the Estate of Thomas F.
Price, ~r., situate at Greenport, Suffolk County, New York" filed
on 12/12/27 as Map No. 851 In Suffolk County Clerk's Office;
RUNNING THENCE Northerly along said last mentioned division line
North 60 59' 40" East, as shown on said map, 149.64 feet to the
division line between Lot No. 84 and No. 94;
THENCE Easterly North 870 37' 00" East, along said last mentioned
division line and the division line between Lot No. 84 and 95 as
shown on the above mentioned map, 39.10 feet to land now or
formerly of McCanney;
THENCE Southerly SoutQ 30 01' 50" West, along said last mentioned
land, 150.00 feet to a monument and the Northerly side of Front
Street;
THENCE Westerly along the Northerly side of Front Street as shown
on the above mentioned map on a course bearing South 890 33' 30"
West, 49.36 feet to the monument first above mentioned at the point
or place of BEGINNING. ..
Being and intended to be the same premises conveyed to the
parties of the first part herein by deed dated January 31, 1981,
recorded February 13, 1981 in Liber 8960 Cp 01.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lin<< thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part m and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the ,,'ond part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have bren encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost .of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be constru~d as if it read "parties" whenever the sense of this indentpre 'So requires.
