paid by the party of the second part, does hereby grant and release unto the party of the second part, the belts
or successors and assigns of the party of the second part forever,

lying and being in the
Town of Southold, County of Suffolk and State of New York known and
designated as lot no. 140, the northerly one-half of lot no. 141 and the
southerly 25 feet of an unnumbered lot lying between lot no. 138 and lot
no. 140, as shown on a certain map entitled, "Amended Map A of Peconic
Bay Estates" which said map was filed in the Suffolk County Clerk's
3 Office on May 19, 1933, as Map No. 1124, being bounded and described as
follows:
BEGINNING at a point on the westerly side of Bayshore Road which point
is north 23 51' 00' ' west 2.99 feet from an angle point in the westerly
side of Bayshore Road and which point of beginning also marks the
intersection of the of the southerly line of land now or formerly of
Wetmore with the westerly side of Bayshore Road; running thence along
the westerly side of Bayshore Road, south 23 51' 00' ' east, 2.99 feet;
running thence still along the westerly side of Bayshore Road south 16
59' 20" east 97.02 feet; running thence south 73 00' 40" west 125.00
feet to the easterly line of land now or formerly of Island Ventures
Inc. ; running thence along land of Island Ventures Inc. the following
two courses and distances: (1) north 16 59' 20' ' west 89.53 feet; (2)
north 23 51' 00" west 10.49 feet to land now or formerly of Wetmore;
running thence along said land of Wetmore, north 73 00' 40" east 125.99
feet to the point or place of BEGINNING.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premiseshavebeen encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first.parr will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
i the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
J The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
