Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successor$
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
beingk Akw. at Greenport, Town of Southold, County of Suffolk and State

/ entitled "Map of Eastern Shores at Greenport, Section III, " filed in
the Office of the Clerk of the County of Suffolk on September 27 ,
1965 as Map No. 4475, which said lot is more particularly bounded
and described as follows:
aY BEGINNING at a point in the westerly side of Moore ' s Lane North where
the same is intersected by the division line between lots 94 and 95 on
the above map; said point being distant 250 feet southerly from the
corner formed by the intersection of the westerly side -of Moore' s Lane
North with the southerly side of Inlet Pond Road;

RUNNING THENCE South 20 degrees 57 minutes 50 seconds East along the i
westerly side of Moore' s Lane North 115 feet;
THENCE South 69 degrees 02 minutes 10 seconds West 150 feet;
THENCE North 20 degrees 57 minutes 50 seconds West 115 feet; - -

the westerly side of Moore ' s Lane North, the point or place -of

TOGETHER with the use of the beach area as described in deed made by
H.J.S. Land & Development Corp. and J.M.S. Land & Development Corp.
to Eastern Shores, Inc. , dated March 17, 1965 and recorded in the
officeofthe Clerk of the County of Suffolk on March 18, 1965 in !
Liber 57.16 at page 16, and together with actress thereto over Sound i
Drive, a private road 50 feet in width, from the westerly end of
Sound Drive as shown on "Map of Eastern Shores at Greenport,
Section III. "
BEING AND INTENDED TO BE THE SAME PREMISES CONVEYED TO THE GRANTEES IN
LIBER 7131 OF CONVEYANCE PAGE 160.

Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of th a fi rst part in a n o to said premises;To Have And To Hold the premises herein granted unto the

party of the second part,the heirs 'r s,.-cessors and assigns of the party of the second part forever.
And the party of the first part covenants tnat the party of the first part has not done or suffered anything whereby the
said premises have been encumbered .n any way whatever, except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as s trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first tothe payment
of the cost of the improvement before using any part of the total of the same for any other purpose. ' ;
l The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
