W WITNESSETH, that the pity of the first aa�t in consideration of ten dollars and other valuable consideration
ri w paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being iix*x at or near Arshamomoque, Town of Southold, County of
Suffolk and State of New York, bounded on the East by other land
now or formerly of Schlecht; on the South by North Road; on the
West by land now or formerly of Citardi and on the North by Long
DISTRICT Island Sound; said parcel having a frontage along North Road of
1000 100 feet, the Easterly and Westerly lines of the above described
parcel being parallel to each other; said parcel being Lots No. 19
SECTION and 20 as shown on an unfiled map of Sound Shore Property of Young
044. 00 and Talmage, made by Otto W. Van Tuyl L.S. , of Greenport, New York,
on April 11, 1925, amended July 14, 1944.

the first part, if any, in and to North Road and Long Island Sound
LOT lying in front of and adjacent to the above described premises.

AND the parties of the second part for themselves, their distributees
or assigns, do hereby covenant and agree to and with the parties
&q of the first part, their distributees and assigns, that neither the

or will erect more than one dwelling on any portion of the above

BEING AND INTENDED TO Be the same premises conveyed to the grantor
herein by Deed dated 4/10/62 in the Suffolk County Clerks Office
on April 12, 1962 in Liber 5151 page 160.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
