WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever, her 50% interest in and to
ALL that certain plot, piece or parcel of land, with the buildingsandimprovements thereon erected, situate,'
lying and being in the Town of Southold, County of Suffolk and State of New
York at Mattituck, being bounded and described as follows;
BEGINNING at a monument on the northerly line of the "Old Road" ,
DISTRICT 140.95 feet westerly, along said northerly line from Mill Lane, said
1000 point of beginning being the southwesterly corner of land of Fanning
from said point of beginning:
SECTION RUNNING THENCE along said northerly line and along the northwesterly
107.00 and then the westerly line of said "Old Road" , five courses:
1 . South 58 degrees 28 minutes 50 seconds West 90.74 feet;
BLOCK 2, South 48 degrees 13 minutes 00 seconds West 60 .20 feet; THENCE
04.00 _ 3. North 20 degrees 16 minutes 20 seconds West, 302.17 feet;.
4. THENCE north 69 degrees 43 minutes 40 seconds East , 141 .61 feet;
LOT 5. THENCE South 21 degrees 00 minutes 50 seconds East, 262.41 feet

BEGINNING.
BEING AND INTENDED to be the same premises conveyed to James E.
Brockbank and Sandra M. Brockbank by deed dated August 10, 1983 made '
by Valerie Jean Hansen and recorded in the Office of the Clerk of
the County of Suffolk on August 17 , 1983 in Liber 9408 of
Conveyances at Page 49.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 o _ Law, covenantwhat-the party of
the first part will receive the consideration for this conveyance an wil the nght`to receive such consid
