WITNESSETH, that the parry of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the parry of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the parry of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, sit re
llying and being in the Village of Greenport, in the Town of Southold, County of Suffolk
and State of Nero York, bounded and described as follows:
BEGINNING at a point on the,,gasterly line of Anglers Road, three hundred sixty-seven
and forty-two hundredths (367.42) feet northerly along said easterly line from
Manhasset Avenue and running along said easterly line of Angerl's load, N. 5 degrees,
09 minutes 10 seconds W. 94.08 feet to the southerly line of a fifty (50) foot ✓/
right of way, said southerly line being the direct extension easterly of the
southerly line of Meadow Lane; THENCE along said southerly line of said fifty (50)
foot right of way; S. 80 degrees 22 minutes 50 seconds E. 113.04 feet to land of
Dykowitz; THENCE along said land of Dykowitz 2 courses as follows: 1. S. 9 degrees
37 minutes 10 seconds W.'136.46 feet; THENCE 2. S. 5 degrees 09 minutes 10 seconds
E. 30.0 feet; THENCE S. 84 degrees 50 minutes 50 seconds W. 100.0 feet to the

INCLUDED in this conveyance is a right of way over said fifty (50) foot right of

the first part herein by deed from John W. Schaefer and Kathleen Schaefer, dated

The above described premises is not subject to a Credit Line Mortgage as described

J ITOGETHER with all right, title and interest, if any, of the parry of the first parr in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and

premises herein granted unto the parry of the second part, the heirs or successors and assigns of the parry of the

the said premises have been encumbered in any way whatever, except as aforesaid.

part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
