WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
{ paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being at
DISTRICT: Greenport, Town of Southold, County of Suffolk and State of New York, known and
1000 described as Lot No. 7 in a certain map of Sterling Homes, prepared by Otto W.
Van Tuyl 6 Sons, land surveyors at Greenport, New York and filed with the Suffolk
SECTION: County Clerk, at Riverhead, New York on August 25, 1966 as Map No. 4709, said lot
043.00 being bounded and described as follows:
BEGINNING at the corner formed by the intersection of the northeasterly side of
BLOCK: Beach Road and the westerly side of Landing Lane;
04.00 RUNNING THENCE northwesterly along said northeasterly side of Beach Road and
along an arc of a curve bearing to the right, having a radius of 386.0 feet, a
LDT: distance of 161.16 feet to Lot No. 8, on said trap;
011.000 THENCE North 56 degrees 22 minutes 50 seconds East along the division line between
Lot Nos. 7 and 8 on said map, 75.01 feet to Lot No. 6 on said map;
THENCE South' 75 degrees 51 minutes 10 seconds East along the division line between
Lot Nos. 6 and 7 on said map, 86.08 feet to the westerly side of Landing Lane;
THENCE southerly along said westerly side of Landing Lane:
(1) South 2 degrees 55 minutes West, 67.69 feet; and
(2) South 23 degrees 23 minutes 40 seconds West, 70.15 feet to the corner and the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises contained in Liber
6100 Page 186 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
