WITNESSETH, that the patty of the first part, In consideration of Ten and 00/100-($10.)--Dollars, and
other good and valuable consideretion paid by the party of the second paA, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, situate, lying and being partly in the Village of Greenport and
/DDI Partly in the Town of Southokf, County of Suffolk and State of New York, known and designated as and by

1000 BEGINNING at a point on the westerly line of SiMh Avenue distant 100 feet northerly as measured along

009~D RUNNING THENCE along the northerly line of Lot No. 40 as shown on the afore-mentioned map, North

THENCE along said easterly line of Lot No. 42, North 14 degrees 46 minutes 40 seconds East, 50.0 feet
to the southerly line of Lot No. 38 as shown on said map;
THENCE abng said southerly line of Lot 38, South 75 degrees 13 minutes 20 seconds East 150.0 feet to
the westerly line of Sixth Avenue;
THENCE along said westerly line of Sixth Avenue, South 14 degrees 46 minutes 40 seconds West, 50.0
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises described in the deed to the party of the first part
herein by deed from Robert Biggs and Marianne Biggs, his wife, dated March 30, 1968 and recorded April
4, 1986 in Liber 5935 page 73. Said premises are known and designated as District 1000, Section
042.00, Block 01.00, Lot 009.000 and District 1001, Section 004.00, Block 04.00, Lot 009.000.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises hereln granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party° shall be construed as if it read "parties' whenever the
sense of this indenture so requires.
