W/TNESSETN, that the parry of the first pan, in t:onsidcrrtion of Ten dollars, lawful money of
the United States, paid by the party of the second pan, does hereby grant and release unto the parry of the
second pan, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Peconic, Town of Southold, County of Suffolk and State of New York
SEE SCHEDULE "A" ATTACHED HERETO AND MADE A PART HEREOF
Being and Intended to be the same premises conveyed to the party of the first pan by decd from Francis
J. Conway and Katherine M. Conway, dated 3/28/00 recorcled 4/10/00 in Liber 12033 cp 714.
TOCBTNER with all right, title and interest, if any, of the party of the first pan in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the f first pan in
and to said premises,
TO NAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successor; and assigns of the pony of the second part forever.
AND the parry of the first part, covenants thrt the parry of the first pan has not dons or suffered
anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the pony of the first pan, in compliance with Section 13 of the Lien Law, covenants that
the parry of the fast part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for lht purpose of paying the cost of the
improvement and will apply the same first ro the payment of the cost of the improvement before using
any pan of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
rcyuircs.

thcrcon erecud, situate, lying and being in the Town of Southold, County of Suffolk and
State of Ncw York known and designaud as Lot No. I I on a certain map entitled, "1.9ap
of Peconic Bay Oaks situate at Indian Neck, Peconic, Town of Southold, Suffolk County,
New York, owned and developed by Henry ]. Smith and Stella M. Smith, his wilt,
Peconic, New York" and filed in the Suffolk County Clerk's Ollice on October 18, 1961
as Map No. 3434; said lot being more particularly bounded and described as follows:
BEGINA'1NG at a point on the westerly side of Robinson Lane where snmc is intersected
by the division line between Lots 12 and 11 on said tnap the said point of bcgintting
being 294.93 feet southerly from the comer formed by the intersection of the southerly
side of lndian Nrck Road with the westerly side of Robinson Lane;
RUNNRvG THENCE along the westerly side of Rubinson Lane south 16 degrees ]6
minutes 30 seconds cast 130.27 feet to land now or formerly of Pollwoda;
RUI~TiING THE1vCE along lands south 77 degrees 26 minutes ]0 seconds west 179.49

RUNNING THENCE along said lands north 12 degrees 33 minutes 50 seconds west
130.00 feet to the division line first above mentioned;

171.05 feet to the westerly side of Robinson Lane at the point or place of BEGINNING.

shown on said map for recreational purposes.
