BARGAIN 8 SALE DEED
WITH COVENANTS AGAINST GRANTOR'S ACTS
THIS INDENTURE, made the 21st day of June, two thousand and seven
BETWEEN Brendan Gayer, 225 Horseshoe Drive, Cutchogue, New York
party of the first part, and
Jesse Johnson and Jillanne Johnson, 420 Griffing Avenue, Riverhead,
New York
party of the second part,
WITNESSETH, that the party of the first part in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the
party of the second party forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, ying and being in the Town of Southold, County of Suffolk and
the State of New York, being more particularly described in Exhibit A attached hereto
and made a part hereof,
MORE COMMONLY KNOWN AS 225 HORSESHOE DRIVE, CUTCHOGUE, NEW
YORK
District 1000, Section 095.00, Block 04.00, Lot 018.025.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the
first part by Deed from Suk Yoon Park and Miyo Tomita Park a/k/a Miyoko Tomita Park
dated 2/14/02 and recorded 3/11/02 in Liber 12173 Page 603.
TOGETHER with all right, title and interest, if any, of the party of the first party in and to
any streets and roads abutting the above described premises to the center lines
therecf;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises: TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any party of the
total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

SCHEDULE A -DESCRIPTION
ALL that certain plot, piece or parcel of land, situate, lying and being at Cutchogue, in the Tawn of
Southold, County of Suffolk and State of New York, known and designated as Lot No. 25 on a certain
map entitled, "Map of Oregon Vlew Estates," and filed in the Suffolk County Clerk's Office on April 4,
1975 as Map No. 6241, said lot being more particularly bounded and described as follows:
BEGINNING at a point on the southwesterly side of Horseshoe Drive distant 125.00 feet
northwesterly as measured along the southwesterly side of Horseshoe Drive from the northern most
point on the arc of a curve formed by the intersection of the northwesterly side of Middle Road (C. R.
27) and the southwesterly side of Horseshoe Drive;
RUNNING THENCE South 44 degrees 21 minutes 25 sernnds West, 283.22 feet;
THENCE North 50 degrees 30 minutes 35 seconds West, 127.58 feet;
THENCE South 39 degrees 54 minutes 00 seconds West, 292.82 feet to a point on the southwesterly
side of Horseshoe Drive;
THENCE along the southwesterly side of Horseshoe Drive the following two (2) courses and
distances:
1.) Along the arc of a curve bearing to the right and having a radius of 775.18 feet, a length of
89.79 feet;
2.) South 44 degrees 27 minutes 55 sernnds East, 60.21 feet to the point or place of BEGINNING.
