WITNESSETH, that the party of rile fast put, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the parry of the second part, the heirs or

lying and being in rile Town of Southold, County of Suffolk and State of New

BEGINNING at a point on the northerly line of the Main Road (State
Route 25) at the southeasterly corner of land now or formerly of
1006 Zipkas ;
SECT. RUNNING THENCE along land now or formerly of Zipkas , north 6
645o 0 degrees 57 minutes 20 seconds west 109 .05 feet to land now or
formerly of the Village of Greenport , and now of the New York Tele-
BLOCK phone Company ; THENCE along the said land north 88 degrees 44
04o o minutes 40 seconds east 246 .25 feet to land now or formerly of
the New York Telephone Company ; THENCE along said last mentioned
LOT land, south 15 degrees 13 minutes 20 seconds east 50. 54 feet to
007 clop the northerly side of Main Road; THENCE along the northerly side
of the Maio Road , south 75 degrees 14 minutes 40 seconds west a
distance of 254 . 65 feet to the point or place of BEGINNING .
SAID PREMISES being and intended to be the same as conveyed to
the parties of the first part by deed dated January 26 , 1986 , and
recorded in the Office of the Clerk of the County of Suffolk
on February 25 , 1986 in Liber 9984 Page 397 .
TOGETHER with all right, tide and interest, if any, of the party of the first pan in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first parr in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
put will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties' whenever the sense of this indenture so requires.
