All that certain plot, piece or parcel of land, situate, lying and being at Bayview, Town
of Southold, County of Suffolk and State of New York known and
designated as part of Lot No. 143, as shown on a certain Map
entitled "Subdivision Map of Cedar Beach Park" and filed in the
Office of the Clerk of the County of Suffolk on December 20, 1927
as Map No. 90, bounded and described as follows:
BEGINNING at a point on the northerly line of West Lake Road
distant 114.21 feet westerly from the extreme westerly end of a
curve connecting the northerly and westerly lines of west Lake
Road;
THENCE north 70 degrees 43 minutes 50 seconds west still along
West Lake Road 146.31 feet;
THENCE north 30 degrees 38 minutes 48 seconds east 102 feet
(according to filed Map);
THENCE south 1 degrees 49 minutes 37 seconds east 10 feet;
THENCE south 64 degrees 17 minutes 27 seconds east 130 feet;
THENCE south 24 degrees 13 minutes 10 seconds west 76.37 feet to
the point or place of BEGINNING.
All that certain plot, piece or parcel of land, situate, lying and being at Bayview, Town
of Southold, County of Suffolk, and State of New York, known and
designated as part of Lot No. 143, as shown on a certain map
entitled "Subdivision Map of Cedar Beach Park" and filed in the
Office of the Clerk of the County of Suffolk on December 20, 1927
as Map No. 90 bounded and described as follows:
BEGINNING at a point on the west line of West Lake Road; which
point marks the northeast corner of lot 143, and the southeast
corner of lot 142;
RUNNING THENCE from said point of beginning along the westerly
and northerly lines of West Lake Road the following three courses
and distances:
(1) South 21 degrees 14 minutes 40 seconds west 75.91 feet;
(2) THENCE on an arc of a circle bearing to the right having
a radius of 25 feet, a distance of 38.41 feet;
(3) North 70 degrees 43 minutes 50 seconds west 114.21 feet;
THENCE RUNNING north 24 degrees 13 minutes 10 seconds east 100.37
feet to the southerly line of Lot 142 as shown on aforesaid Map;
THENCE RUNNING along the southerly line of Lot 142 south 70
degrees 43 minutes 50 seconds east 133.15 feet to the westerly
line of West Lake Road, at the point or place of BEGINNING.
The premises are known as No Number Westlake Road, Southold, New
York.
The premises are the same as conveyed to the sellers herein by
ARTHUR C. TYRELL and ANNABEL Y. TYRELL, his wife, by a deed dated
March 9, 1973, recorded in the Suffolk County Clerk's Office at
Liber 7364 cp 467, and corrected by a deed dated September 12,
1974 and recorded at Liber 7765, cp 526.
