Beginning at a point on the westerly Itne of Minnehaha Boulevard, this point being distant 83.41 feet southerly
from the intersection formed by the southerly line oI Wabun Street and the westerly line of Minnehaha
Boulevard;
Running thence south 6 degrees O6 minutes west, 88.87 feet along the westerly line of Minnehaha Boulevard,
to a point;
Thence south 47 degrees 26 minutes west 42.30 feet along Minnehaha Boulevard, to a point;
Thence south 78 degrees 30 minutes west 55.15 feet along the northerly line of Minnehaha Boulevartl, to a
point;
Thence north 10 degrees 34 minutes west 108.29 feet to a point;
Thence north 79 degrees 26 minutes east, 116.83 feet to the point or place of beginning.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
tying and being at Laughing Water, near Southold, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
Beginning at a concrete monument as a point and place of beginning at the northwest comer of property of
Laughing Water Property Owners Association, Inc., in the easterly line of Minnehaha Boulevard;
Thence north 8 degrees O6 minutes east, 63.4 feet by and abng the easterly line of Minnehaha Boulevard, to
a point;
Thence south 74 degrees 47 minutes east, 95.8 feet, more or less through a base line course to mean high
water of Corey Creek;
Thence southerly along mean high water and a base course south 02 degrees 27 minutes west, 60.1 feet, to a
point;
Thence north 65 degrees 33 minutes west, 104.7 feet, more or less by and along the northerly line of property
of Laughing Water Property Owners Association, Inc., to the point or place of BEGINNING.
TOGETHER with ingress and egress over Minnehaha Boulevard, to the nearest public Highway.

abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the Bald premises have been encumbered in anyway whatever, except as aforesaid.
AND the party of the first paA, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied firet for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as 'rf it read "parties' when ever the sense of this Indenture so
requires.
