BARGAIN AND SALE DEED WITH COVENANTS AGAINST GRANTORS' ACTS
THIS 1NDEh"fURE, made the 26"'day of tune, 2007, between,
JAMES SWEENEY and SUSAN E. SWEENEY, H1S WIFE residing at 31 Hotestead
Avenue, Garden City, Ncw York (hereinafter referred to as Grantors"),
and
JAMES P. SWEENEY and SUSAN E. S1~VEENEY, AS TENANTS iN COMMON, residing
at 31 Homestead Avenue, Garden City, New York (hereinafter referred to as Grantees").
WITNESSETH, that Grantors, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, does hereby grant
and release unto Gmtttees and the legal representatives, successors and assigns of Grantees
forever,
ALL that certain plot, piece or parcel of land, with the buildings thereon erected,
more fully described on Schedule A attached hereto and made a part hereof.
The premises are known as and by the street number 2950 Minnchaha Boulevard,
Southold, NY 11971
Being and intended to be the premises hereto conveyed by deed, dated 10/712003, and
recorded on 11/14/2003 in Liber 12283 Page 662.
District: 1000, Section: 87.00, Block: 3.00, Lot 42.000.
TOGETHER with all right, title and interest, if any, of Grantors in and to any streets
and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appunenances and all the estate and rights of Grantors in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees and the legal
representatives, successors and assigns of Grantees [orever.
AND the Grantor covenants that the Grantor has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
Grantors, in compliance with Section 13 of the Lien Law, covenants that Grantors will
receive the consideration for this conveyance and will hold the right to receive such
considcration~as a trust fund to be applied first for the purpose of paying the cost of the
improvement before using any pan of the total of the same for any other purpose.

situate, lying and being in the Town of Southold, County of Suffolk and State of Ncw
York, said parcel being more particularly bounded and des,:ribcd as follows:
BEGINNING at a point on the easterly line of Minnehaha Boulevard said point and place of
beginning being a distance of 463 feet more or Ices as measured in a southerly direction rlong the
easterly line of Minnehaha Boulevard from the intersection formed by the southeasterly line of
Owaissa Avenue with the easterly line of Minnehaha Boulevard;
RUNNING THENCE along the land now or formerly of Frew, North 67 degrees 29 minutes 00
seconds East, a distanace of 126.73 feet to a point and the mean high water mark of Corey Creek;
THENCE along a tie line along the mean high water mark of Corey Creek, South 29 degrees 12
minutes 40 seconds East, a distance of 68.40 fcet to a point and lands now or formerly of Vagc:
THENCE South 72 degrees 35 minutes 00 seconds West along -ands now or formerly of Vage, a
distance of 156.98 Ccet to a point and the easterly line of Minnehaha Boulevard;
THENCE along the easterly line of Minnehaha Boulevard, North 07 degrees 12 minutes 00 seconds
East, distance of 45.50 feet to a point:
THENCE North 26 degrees 08 minutes 00 seconds West, a distance of 14.50 feet to the point or
place of BEGINNING.
