RUNNING THENCE along said land of Barr, South 10 degrees 25' 40" East 105.0
feet to a concrete monument; i
THENCE along land conveyed by Horn to Martocci, the following two courses and
distances:
1) South 79 degrees 32' 20" West 36.5 feet to an iron pipe;
2),Zouth 11 degrees 10' 30" East 17.9 feet to an iron pipe;

THENCE along other land of Horn South 78 degrees 49' 30" West 5.0 feet to an
iron pipe set on the easterly line of a 20 foot right of way; '
THENCE along said right of way, North 11 degrees 10' 30" West 134.3 feet to
an iron pipe set on said southerly line of Island View Lane;
THENCE along said line of Island View Lane, South 85 degrees 40' 30" East
44.49 feet to the point or place of beginning.
TOGETHER with a right of way 20 feet in width adjoining the westerly line of
the premises.
SAID premise known as 712 Island View Lane, Greenport, Long Island, 'New York.
BEING the same premises aslconveyed by Bargain and Sale Deed on July 29, 1967,
from FRED P. MERKLE and HELENE J. MERKLE to DOROTHY LUTKOWITZ and filed in the
Office of the County Clerk of Suffolk County on August 4, 1967, Liber 6197

the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party ofthefirstpqain and to said premises;To HaveAndTo Hold the promises herein granted untothe
party of the second part,the hO%s or successors and assigns of the party of the second partforever.
And the party of thelfirst part covenants that the party of the first pan has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of thefirst part,in compliance with Section 13 of the Lien Law,covenants thatthe party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
t of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
