party of the fast part, and
Arielle S. Gerona and her successor or successors, as Trustee under the Last Will and Testament of William A.
Gerona, deceased, 134 Palmer Avenue, Sleepy Hollow, New York 10591
parry of the second part;
WITNI?SSETH, that the party of the first part, to whom letters testamentary were issued by the Surrogate's
Court, Westchester County, New York on July 21, 2005, and by virtue of the power and authority given in end by
said last will and testament, and/or by Article l I of the Estates, Powers end Trusts Law, end pursuant to the
provisions of said Last Will and Testament under which the party of the second part is the residuary devisee and
legatee, does hereby grant and release unto the parry of the second part, the successors and assigns of the party of
the sewnd part forever;
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in East Marion, Town of Southold, County of Suffolk, State of New York, more
particularly described in Schedule A annexed;
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premisas to the center linos thereof;
TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of
decedent's death in said premises, and also the estate therein, which the party of the fast part has or has power to
convey or dispose of, whether individually, or by virtue of said will or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the patty of the first pert has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, incompliance with Section 13 of the Lien Law, covenants that the patty of
the first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the costs of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.

375 feet easterly from the intersection of the northerly side of

of beginning also being-the Southeasterly corner of land now or formerly:
of Gerosa; xvrtni~ 'thence North 13 degrees 45 minutes 10 seconds West
along said land of Gerona 250 feet to the ordinary high water mark of
Long Island Sound; thence North $3 degrees 56 minutes 30 seconds Bast
along the.oYdina high water mark of Long Island Sound a tie line
distance of 140.: feet to the westerly side of a right-of-way; thence
South 7 degrees 10 minutes 10 seconds East along the westerly side of
said .right-of-way 265 feet to the northerly side of Aquaview Avenue;'
thence along the northerly side of Aquaview Avenue, the following two
(2) courses and distances: (1) North 83 de rees 10 minutes 10 seconds
West 90 feet, and (2) South 77 degrees 19 minutes 50 seconds West
25 feet to the point or place of beginning.
Being the same premises conveyed to William A. Gerosa, deceased by deed of Margaret T.
Gerosa dated January 18, 1979 and recorded in Liber 8571 cp. 96.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenttue so requires.
