rclcosc unto the party of the second part, the heirs or successors and assigns of the parry of the
second part forever,

designated as Lot 2 on minor sub-division of property surveyed for Edward Rouse, tik~d in the
OlTice of the Clerk of the County of Suffolk on 10-19-92 as Map No. 9276, Said lot is more
particularly bounded and described as follows;
BEGINNING at a point on the northerly side of Champlin Place said point being a distance
of 73.57 feet measured in an easterly direction along the northerly side of Champlin Place from
the intersection formed by the northerly side of Champlin Place with the easterly side of Sterling
Place;
RUNNOvG THENCE north 20 degrees 35 minutes OU seconds west, 37.00 feet to a point;
THENCE somh 73 dcgrces 25 minutes 00 seconds wes6 12.00 feet to a point;

forntcrly of Arthur P. Cooper and Etta Mac Cooper,

BEING AND INTENDED TO BE the same premises conveyed to the perry of the first part

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and mads abusing the above described premises to the center lints thereof,
TOCETf/ER with the appuncnanccs and all the estate and rights of the party of the first pan
in and to said prentiscs,
TO HAVE AND TO HOLD the premises herein granted unto the patty of the second pan, the
heirs or successor and assigns of the parry of the second part forever.
AND the parry of the first pan, covenants that the party of the first part has not dune or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first pan, incompliance with Section 13 of the Licn Law, covenants
that the party of the first part will receive the consideration fur this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any pan of the total of the same for any other purpose.
Thc word "party" shall be constnlyd as if it read "panics" whenever the sense of this indenture so
requires.
