IF NOT FULLY UNDERSTOOD, WE RECOMMEND ALL PARTIES TO THE INSTRUMENT CONSULT AN ATTORNEY BEFORE SIGNING. TNlS INDENTURE, made the 1" day of June, Two Thousand and Seven, between BONNIE KAMEN, having an address at 1135 North Sea Drive, Orient, New York 11957, party of the first part, and MARGARET F. BABT[ST, having an address at 1780 Rocky Point Road, East Marion, New York 11939, party of the second part: WlTNESSETH, that the party of the first part, in consideration of Ten ($10.00) Dollars and other good and valuable consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the second part, its successors and assigns forever, all right title and interest in and to all that certain plot, piece or parcel of land, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of New York, known as and designated as plot no. 84 on a certain map entitled "Map of Orient-By-The Sea, Section 2" and filed in the Office of the Clerk of the County of Suffolk on October 26, 1961 as Map no. 3444, said plot being bounded and described as follows: BEGINNING at a point on the southerly side of North Sea Drive, distant 422.10 feet, easterly from the corner formed by the intersection of the southerly side of North Sea Drive, with the easterly side of Ryder Farm Lane; RUNNING THENCE North 74 degrees 29 minutes 40 seconds East, 148.00 feet; THENCE South 15 degrees 30 minutes 30 seconds East 136 feet; THENCE South 74 degrees 29 minutes 40 seconds West 148 feet; THENCE North 15 degrees, 30 minutes 30 seconds West, 136.00 feet to the southerly side of North Sea Drive, the point or place of BEGINNING. BEING AND INTENDED to be the same premises conveyed to the party of the first part herein by deed dated July 23, 2003 and recorded on August 22, 2003 in Liber 12268 page 152 TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, its successors and assigns forever. And the party of the first part covenants that it has not done or suffered anything whereby the said premises have been encumbered in any way whatever. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
