Dollars ($415,000.00) paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assiQ~ns. of the party of the sewnd part forever,
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more parti r1y
bounded and described as follows:
BEGINNING at a monument at the intersection of the westerly line of Equestrian Avenu the southerly line
of West Street, also known as Belle Hill Road, said monument being located 2815. et North of a point which
is 2330.47 feet West of another monument marking the United States Coast eodetic Survey Triangulation
Station "PROS"; and
RUNNING THENCE along said westerly line of Equestrian nue South 07 degrees 37 minutes 00 seconds
West, 242.59 feet to an iron pipe and land now or fo of Mountoures and Poullos;
THENCE along land last mentioned North agrees 23 minutes 00 seconds W est, 100.46 feet to an iron pipe;
THENCE along land conveyed out to be conveyed to Raymond Doyen, two (2) courses as follows:
1) North 1 rees 49 minutes 24 seconds East, 138.09 feet to an iron pipe; and
2) N 02 degrees 07 minutes 04 seconds East, 115.04 feet to an iron pipe on said southerly line
est Sveet;
T CE along the southedy line of West Street South 82 degrees 09 minutes 50 seconds East, 90.67 feet to
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed, dated May
24, 2004 and recorded in the Office of the Suffolk County Clerk on August 9, 2004 in Liber 12335 page 922.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, incompliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first forthe purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the same for any other
purpose. The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

degrees 3T minutes 00 seconds West, 242.59 feet to an iron pipe, and land now
or formerly of F.I. Village Realty Holding Corp.; ,
THENCE along said last mentioned land, North 82 degrees 23 minutes West,
100.46 feet to an iron pipe and land now or formerly of Shillo;
THENCE along said land now or formerly of Shillo the following two (2)
courses as follows:
1) North 16 degrees 49 minutes 24 seconds East,130.09 feet to an iron pipe;
2) North 2 degrees 07 minutes 04 seconds East, 115.04 feet to an iron pipe on
said southerly line of West Street;
THENCE along said southerly line of West Street, South 82 degrees 09 minutes
