intersected by the division line between Lots 4 and 5 on said map, said point
being distant 192.27 feet easterly, as measured along the northerly side of
Bridge Street, from the corner formed by its intersection with the easterly side
n^ of Main Street, and RUNNING THENCE along said division line North 17°47'50" West
W 140.56 feet to the southerly line of land shown on the map of Sixty Lots at
Greenport Belonging to John G. Champlin (filed in the Suffolk County Clerk's
Office on October 23, 1873 as Map No. 337) ;
THENCE along the last mentioned map line North 74°06120" East 40 feet to the
westerly line of Lot 6 on the aforesaid map of Sterling Manor;
THENCE along Lot 6 aforesaid South 17054'20" East 140.57 feet to the northerly
line of Bridge Street, and THENCE along the northerly side of Bridge Street
South 74007100" West 40.27 feet to the point or place of BEGINNING,
BEING AND INTENDED TO BE the same premises conveyed to William Orr by deed
made by Nel Realty and Development Corp. dated 10/18/73, recorded 11/7/73 in
Liber 7525 p 04 in the Suffolk County Clerk's Office.

And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration forthis conveyance and will hold the right to receive such consideration as a trust fund
to be applied firstfor the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
