The wall studs, ceiling joists, ceiling beam and roof rafters at the north-east comer are all of the same type and appear to be the same age. I see no evidence of changes to the structure from the original 1980 construction. The Foundation also is continuous with no alterations. I certify that to the best of my knowledge, the existing framing is original and meets or exceeds code requirements in 1980. We propose to alter the loft floor to create ceiling heights to meet current code requirements (7'-6" min.). The existing roof line will remain as is. As any framing, plates and rafters are exposed, we will strap and utilize hurricane connections to meet or exceed current code requirements. We are in the process of revising the plans to complete design changes to the deck areas. We understand that work will require Zoning Board approval and we will submit for the letter of disapproval to your office as soon as plans are completed.
