ROUSE, residing at 715 First Street, ei�e Greenport, New York, as tenants in common with right of survivorship party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or successors and :-signs of the party of the second part forever, vt���♦ ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ- ate. lying and being ima north of the Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded and described as follows: a BEGINNING at the northwest corner thereof at a point on the easterly side of Sterling Place, which point is the southwest corner of land formerly of Johanna Herman and which point is 99.42 feet north of the intersection of the easterly line of Sterling Place with the northerly line of Champlin Place, DISTRICT RUNNING THENCE easterly along the southerly line of land of Johanna Herman 1000 118.95 feet more or less to land formerly of Gerlin; THENCE southerly along the westerly line of said land formerly of Gerlin 99.58 feet to the northerly SECTION line of Champlin Place; THENCE westerly along the northerly line of Champlin 034.00 Place 119.57 feet more or less, to the intersection of the northerly line of Champlin Place and the easterly line of Sterling Place; THENCE northerly along BLOCK the easterly line of Sterling Place 99.42 feet to the point or place of 03.00 BEGINNING. AND the party,of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such con- sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
