Witnesseth,that the party of the first part,inconsideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Town of Southold, County of Suffolk, State of New York bounded
and described as follows:
BEGINNING at a point on the southerly line of Middle Road, at the
northeasterly corner of land now or formerly of Malinaucas and Dunn being
the northwesterly corner of premises herein described and being distant
99.82 feet easterly when measured along the southerly side of Middle Road
from the corner formed by the intersection of the southerly side of
Middle Road with the easterly side of Queen Street;
RUNNING THENCE easterly along the southerly side of Middle Road along the
arc of a curve bearing to the right having a radius of 5, 696 .58 feet a
distance of 238 .62 feet; THENCE South 34 degrees 58 minutes 10 seconds
East 371 .15 feet; THENCE South 62 degrees 16 minutes 20 seconds West
200 .52 feet to land now or formerly of Malinaucas and Dunn; THENCE
northerly, westerly and again northerly along last mentioned land the
following three courses and distances: 1 . North 0 degrees 06 minutes 30
seconds West-55 .50 feet ; 2 . South 55 degrees 02 minutes 00 seconds West
57 .55 feet; 3 . North 37 degrees 35 minutes 40 seconds West 295 .65 feet to
the southerly side of Middle Road at the point or place of BEGINNING .
SUBJECT to a right of way 12 .5 feet along and within the easterly line of
the above described premises .
BEING AND INTENDED TO BE a portion of premises conveyed to the grantor by
deed made by Stacia Conklin, James L. Conklin & Norman R . Conklin dated
7/6/68 and recorded 4/1/80 in Liber 8800 cp 73, and deed made by Charles
T . Conklin dated 8/12/77 and recorded 4/1/80 in Liber 8800 c 75 , and
deed made by CountoSuffolk of 4/83 and recorded 9/83 in
Liber 9380 cp 170 .
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the fi rst part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the rightto receive such consideration as a trustfund
to be applied first forthe purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
