map entitled, "Map of Greenport Shores Section 1" filed on 7/29/50 in
the office of the Clerk of the Countv of Suffolk under #1759 , which said
lot and part of lot when taken together as one parcel are more particu-
larly bounded and described as follows:
BEGINNING at a point on the easterly side of Shore Drive at its inter-
section with the division line between lots 12 and 13 on the aforesaid
map. Said point being also distant 577 .7 feet southerly from the corner
formed by the intersection of the easterly side of Shore Drive with the
southerly side of Shore Drive;
RUNNING THENCE North 6 degrees 19 minutes 20 seconds East, along the
easterly side of Shore Drive, 75 feet;
THENCE South 83 degrees 40 minutes 40 seconds East, 125 feet to a point
in a line extending South 6 degrees 19 minutes 20 seconds West, from the
northwesterly corner of the land now or formerly of the Harry G.
Steinmetz Estates , which point of beginning is distant 558 .75 feet
a southerly from the said land of Steinmetz;
O HENCE South 6 degrees 19 minutes 20 seconds West, 75 feet;
THENCE North 83 degrees 40 minutes 40 seconds West, along the aforesaid

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
