WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the patty of the second part forever,
ALL that certain plot, iece or parcel of land. with the buildings and improvements thereon erected, situate,
lyint and being in the own oSouthold, County of Suffolk and State of New
Yor�t, known and designated as Lot 10, as shown on a certain map en—
titled "Map of Southold Shores at Arshomomaque 'Town of Southold,
Suffolk County, New York" made by Otto W. Van Tuyl and Son, Licensed
Land Surveyors, Greenport, N. Y. , dated July 1, 1963 and filed in
\` the office of the Clerk of the County of Suffolk 8/29/63 as Map
No. 3853.
TOGETHER with the right to the use, in common with others,
of the boat Basin as shown on the above entitled map, for the
purpose of the mooring and anchorage of pleasure boats thereon.
S SUBJECT to such state of facts an accurate survey may show.
SUBJECT to covenants, easements, agreements and restrictions
affecting said premises, and together with the benefits contained in
certain Declarations of Covenants and Restrictions, recorded in
Liber 5421 at Page 444 of Deeds, in the Office of the Clerk of
Suffolk County.

roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
N the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.

part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" *hall be construed as if it read "parties" whenever the sense of this indenture so requires.
