ALL that certain plot, piece or parcel of land, situate, lying and being
in the Town of Southold, County of Suffolk and State of New York known
and designated a Plot No. 19 on a certain map entitled "Subdivision Map
Cedar Beach Park, situate at Bayview, Town of Southold, New York",
surveyed and certified by Otto W. Van,T6yl, Engineer and Surveyor, and
filed in the Office of the Clerk of the County of Suffolk, as Map No. 90
on the 20th day of December, 1927, said lot being bounded and described
as follows:
BEGINNING at the corner formed by the intersection of the northerly side
of Cedar Beach Road and the westerly side of Paradise Point Road and
from said point or place of beginning;
RUNNING THENCE South 76 degrees 56 minutes 40 seconds West along the
northerly side of Cedar Beach Road, 100.00 feet;
THENCE North 13 degrees 03 minutes 20 seconds East 200.00 feet;
THENCE North 76 degrees 56 minutes 40 seconds East 141.90 feet to the
westerly side of Paradise Point Road; --
THENCE South 24 degrees 53 minutes 20 seconds West along the westerly
side of Paradise Road, 204.35 feet to the corner first above mentioned
and the point or place of BEGINNING.
TOGETHER with an easement for ingress and egress over all streets,
roads, drives and lanes as laid down on said map. And also the right of
ingress and egress in and to any of the inlets, basins and harbors on
said map, and to moor a boat in Cedar Beach Harbor;
TOGETHER with the right, to run with the land, to use and enjoy in
cormmon with others enjoying similar rights and privileges, those
portions of Cedar Beach Park, which have been or may hereinafter be set
aside for conununity purposes, subject to rights, reservations, rules and
regulations as set forth in the covenants and restrictions of record.
