Conant, No. 840 50' 50" E. - 170 feet, more or less, to a bulkhead at the ordinary high water mark of Gull Pond Inlet; thence along said high water mark, being along said bulkhead, southerly and then southeasterly and then easterly and then again southerly, 270 feet, more or less, to said northerly line of Manhanset Ave. ; thence along said northerly line, N. 87° 05' 00" W. - 250 feet, more or less, to the point of beginning.
