Commencing at a point on the north line of Great Peconic Bay
Boulevard ten feet west of the southwest corner of lands of
Wilbur July, as measured along the north line of said Boulevard,
and running thence northerly on a line at right angles to said
north line of said Boulevard and along the west line of a ten
foot right of way described in Liber 2265 of Deeds at Page 542
250 feet to lands of Everett P. Cooper; thence running westerly
along Cooper's land one line parallel to the north line of
said Boulevard 315 feet to a point; thence running southerly on
a line at right angles to the north line of said Boulevard 250
.feet to the north line of said Boulevard; thence running easterly 11
along the north line of said Boulevard 315 feet to the point or
place of beginning.
