Witnesseth,that the party of the first part,inconsideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Township of Southold, near the Village of Greenport, County
of Suffolk and State of New York, bounded and described as follows :
BEGINNING at a point on the westerly line of Bailey Avenue, where same
is intersected by the southerly line of land formerly of Irving C. Webb,
now or formerly of Heaney, said point or place of beginning being dis-
tant 150.00 feet northerly from the corner formed by the intersection
of the northerly side of Champlain Place with the westerly side of
Bailey Avenue;
running thence in a southerly direction along the westerly line of
Bailey Avenue a -distance of 75.00 feet;
running thence South 7325' 00" West and parallel with the northerly
line of land formerly of Irving C. Webb, 80 .00 feet to land now or
formerly of Kildare;
running thence North 33 27'00" West along last mentioned land a dis-
tance of 75.00 feet to the southerly line of land formerly of Irvinq
C. Webb;
running thence North 73 25'00" East along last mentioned land 80 .00

BEING AND INTENDED to be the same premises conveyed to Grantor herein,
by Deed dated 1st day of October 1986, and recorded in 1, 10159 Pg 336,
in the office of the Clerk of the County of Suffolk on October 31 , 1986.

will receive th a consideration for th is conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
