WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon orected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York, being
known as and by Lot No. 6 as shown on a certain map entitled, "Map of August
Acres, Section No,V. Said Map having been filed in the Office of the Clerk
of the County of Suffolk on June 3, 1991 as Map No 9107.

Subject to the covenants, restrictions and by—laws of the August Acres Home 91,,ne,
Association, Inc. , recorded in Liber 1114, cp 449.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets ayd
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, being known as and by Lot No. 6 as shown on a certain Wrap entitled, "Map of August
Acres, Section No. 1". Said Map having been filed in the Office of the Clerk of the County of
Suffolk on June 3, 1991 as filed Map No. 9107, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Kerwin Boulevard at the extreme
southeasterly end of an arc of a curve connecting the southwesterly side of Kerwin Boulevard
and the southeasterly side of Sage Spur;
RUNNING THENCE along the southwesterly side of Kerwin Boulevard, south 43 degrees 09
minutes 40 seconds east, 137.0 feet;
THENCE south 46 degrees 50 minutes 20 second west, 250.0 feet;
THENCE north 43 degrees 09 minutes 40 seconds west, 162.0 feet to the southeasterly side of
Sage Spur;
THENCE along the southeasterly side of Sage Spur the following two (2) courses and distances:
1) north 46 degrees 50 minutes 20 seconds eat, 225.0 feet to the extreme southwesterly end of
the arc of a curve;
2) along said arc of a curve hearing to the right having a radius of 25.0 feet and a distance of
39.27 feet to the southwesterly side of Kerwin Boulevard, the point or place of BEGINNING.
