40 seconds W. along the land of Prankasd 250.0 ft. to a locust stake and land
of Everett P. Cooper; thence N. 46 degrees 48 minutes 20 seconds E. along the

of, in and to land lying within the bounds of the Great Peconic Bay Boulevard
adjacent to said premises to the center line thereof.
Together with a right of way in common with others from Great Peconic Bay
Boulevard to Great Peconic Bay over a strip of land 12 feet in width lying
between the westerly line of lands of Edward H. Stoehr and the easterly line
of leads originally of Higgins, later of Carlton Y. Prankard and now of George
P. Hamill
