ANTHONY ABRUZZO and DEBRA ABRUZZO, his wife, both residing at 7242 Bounty Drive,
Sarasota, Florida 34231
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the part of the
second part, the heirs or successors and assigns of the party of the second part forever.
ALL, that certain plot, piece or parcel of land, with the bui.ldings and improvements thereon erected,
situate, lying and being at Southold in the Town of Southold, County of Suffolk and State of New York,
being more particularly bounded and described as follows
BEGINNING at a point on the easterly side of Hortons Lane distant 999.00 feet from the extreme
southerly end ora curve connecting the southerly side of North Road (C.R. 48) with the easterly side of
Hortons Lane; RUNNING THENCE from said point or place of beginning North 79 degrees 27 minutes
00 seconds east 70.00 feet; RUNNING THENCE North l0 degrees 33 minutes 00 seconds west 35.89
feet; RUNNING Ti~ENCE North 70 degrees 13 minutes 01 seconds east, 293.35 feet; RUNNING
THENCE North 3 degrees 46 minutes 39_s_econds westi'125.73 feet; RUNNING THENCE North 70

to the easterly side bf Hortons Lane; RUNNING THENCE along the easterly side of Hortons Lane the
following 2 courses and distances: I) North 11 degrees 26 minutes 30 seconds west 66.66 feet; 2) North 10
degrees 33 minutes 00 seconds west 29.00 feet to the point or place of BEGINNING. ?
This conveyance is made in the regular course of business of the party of the first part.
This conveyance was made with the unanimous consent in writing of all the stockholders of the party of
the first part.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated 12/20/99 and recorded 1/7/00 in Liber 12012 cp 191.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the a~bove described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, .the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of thc first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and
will apply the same first to the payment of the cost of the improvement before using any part of the total
of the same for any other purpose.
The word "party" shall be construed as if it to read "parties" whenever the sense of this indenture so
requires.
IN WITNESS ~tEREOF, the party of the first part has duly executed this deed the day and year first
