STANTON, residing at 40 89th Street, Apt. 5E, Brooklyn, NY 11209 party of the second part, WITNESSETH, that the party of the first part, in consideration of TEN and no/100ths ($10.00) dollars paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at Terry Waters, Town of Southold, County of Suffolk, State of New York, known and designated as and by the Lot Number 2 on a certain map entitled, "Map of Terry Waters at Bayview, Town of Southold, Suffolk County, New York", and filed in the Office of the Clerk of the County of Suffolk on December 29, 1958, as Map Number 2901, said lot being more particularly bounded and described as follows: BEGINNING at a concrete monument on the northwesterly side of Longview Lane distant southwesterly 187.92 feet from the corner formed by the intersection of the southwesterly side of Main Bayview Road and the northwesterly side of Longview Lane; RUNNING THENCE South 38 degrees 06 minutes 30 seconds West along the northwesterly side of Longview Lane, 100.00 feet to a concrete monument; THENCE North 51 degrees 53 degrees 30 seconds West, 150.00 feet to a concrete monument; THENCE North 38 degrees 06 minutes 30 seconds East, 100.00 feet to a concrete monument; THENCE South 51 degrees 53 minutes 30 seconds East, 150.00 feet to the northwesterly side of Longview Lane and the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed made by RONALD ADAMS dated 9/10/99 and recorded in the Suffolk County Clerk's Office on 9/23/99 in Liber 11990 Page 779. The premises described herein are known as 250 Longview Lane, Southold, New York. This conveyance is made with the unanimous written consent of the holders of the outstanding shares of the party of the first part. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the ~econd part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so requires.
