a paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
as or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lyingand being inthe Town of Southold, County of Suffolk and State of New
York, known and designated as Plot 71, on a certain map entitled,
"Amended Map of Mattituck Park Properties,. Inc., Mattituck, New York",
and filed in the Suffolk County Clerk's Office on January 12lb, 1926,
as file number 801.
BEING the same premises conveyed to the Parties of the First Part
herein by deed made by Joseph A. Johenning, Margaret Johenning, his
dated SeSeptember 1959 and recorded in the Suffolk County
Clerk
p m, 1959 in Litter 4687 at Page;298.
SUBJECT to any state of -facts an accurate survey may show provided
same does not render title unmarketable.
SUBJECT to covenants, 'easements and restrictions of record, if any.
SUBJECT to a first mortgage held by The North Fork Bank and Trust
Company in the reduced amount of $3,460.91,
TOGETHER, with the right to use for reoreetional purposes the
plots shown in said map as Sigbee Park and the beach adjacent
thereto in common with said Mattituck Park Properties and with
others who have now or may hereafter acquire rights in the same.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to ths;axnter lines thereof;TOGETHER with the appurtelunma -
and all the estate and rights of the party of the first part in and to Mid premises;TO HAVE AND TO
q HOLD the premises herein granted unto the party of the second part,the heirs or macesSur.and assigns of
the party of the secondpart forever.
