do hereby punt and release unto the parties of the second part,
their heirs and assigns foreoer, all that certain plot, piece or
parcel of land, with the buildings thereon erected, situate, lying
and being at Laurel, Town of Southold, Suffolk County, New York,
more particularly bounded and described as follows:- Ili
BEGINNING at a monument set in the southeast corner of lands
retained by the grantors and which is the northeast corner of the
property to be conveyed to the grantees, which monument is located
on a course of south IV 29' 30" east 300.0 feet from a monument
set in the southerly side of Peconic Bay Boulevard at the northwes-
terly corner of land now or formerly of Emily Talmadge;
THENCE commencing from said point of beginning on a course
south 71° 30' 30" west 73.61 feet to a concrete monument set in
the southwesterly corner of lands retained by the grantors;
THENCE south 18" 35' 10" west 377.49 feet more or less through a
concrete monument to the ordinary high water mark of Great Peconic
Bay;
THENCE along the ordinary high water mark of Great Peconic Bay
north 31° 30' east 95.29 feet;
THENCE north 18° 29' 30" west 316 feet more or less to the concrete
monument set at the point or place of beginning.
` TCAETHER with a Right of Way for ingress and egress more particula

COMMENCING at the concrete monument aforesaid set in the southerly
side of Peconic Bay Boulevard at the northwesterly corner of land
now or formerly of Talmadge;

Peconic Bay Boulevard at all times 15.0 feet from the easterly
boundaryof said right of way;
THENCE along PeCOnic Bay Boulevard to the point of beginning.
iSUBJECT to a right of way for ingress and egress to Great Peconic Bay
over the entire most westerly 7 feet of the first above described
premises for the benefit of'property retained by the grantors,
together with the right of the grantors, their successors or assigns,
to erect and maintain such platforms or steps as may be necessary to
secure access to the beach of the Great Peconic Bay for purposes of
boating and bathing, including for such purpose, the right to
reasonably encroach upon the beach. of property of the grantees '
adjoining said right-of-way,

The grantors herein are the same persons as the grantees in deed
dated June 13, 1951, recorded on July 5, 1951 in Suffolk County Clerk'
Office in Liber 3235, cp. 202.
The grantees covenant to maintain the bulkheading now existing on
Great Peconic Bay including that portion subject to the right-of-way
reserved to the grantors, the grantees covenant for themselves, their
successors and assigns.
