BEGINNING at a monument set in the southerly side of Great
Peconic Bay Boulevard which monument marks the northwest corner of
lend of Arthur and the northeast corner of premisea; running from
said point of beginning along lend of Arthur, South 18 degrees 42
minutes 00 seconds East, through a monument 519.31 feet to the
ardinery highwater mark of Greet Peoonio Bey; running thence along
the ordinary highwater mark of Greet Peconic Bey on a general course,
South 36 degrees 58 minutes 20 seconds West, 75 feet to lend of
Applegerth; running thence along said last mentioned lend of Apple-
gerth, the three following courses and distances; North 19 degrees 22
minutes 50 seconds Went, 95.89 feet to a monument; North 22 degrees 06
minutes 20 seconds West, 105.18 feet to a monument; North 19 degrees
22 minutes 50 seconds West, 327.37 feet to a monument set in the

the southerly side of Great Peoonic Bay Boulevard, Worth 46 degrees
48 minutes 20 seconds East, 80.47 feet to the monument a t the point
and place of BMIWAIWG.
TOGETHER with all the right, title and interest of the party
of the first part, in and to the land lying in Bay Boulevard, adjoin-
ing the premises, and in and to land below the highwater mark of
Peoonic Bay adjoining the premises.
SnBJECT to any erosions that may have been created since April
ll, 1952 by reason of the waters of the Great Peoonic Bay,
THIS conveyance is made and accepted subject to an indebtedness �'i
secured by a mortgage upon said premises held by Riverhead Savings j
Bank, which mortgage was recorded in the Suffolk County Clerk's
Office on the 9th day of June, 1952 in Liber 1941 of mortgages, at
page 540 on which there is an unpaid principal of $10,830.17, with
Interest from June 1st, 1959 at the rate of 4% per annum, which said
mortgage debt the parties of the second Dart hereby assume and agree
to pay, as part of the purchase price of the above described premises,)
and the parties of the second part hereby execute and acknowledge
this Instrument for the purpose of complying with the provisions of
Chapter 502 of the Laws of 1938.
