Beginning at the Northeasterly corner of land of Gertrude B. Arthu
and on the Southerly line of Bay Boulevard and running thence Southerly
along land of Lorbecker to ordinary high water mark of Peconic Bay; the ce'
Westerly along ordinary high water mark of Peconic Bay a distance of
sixty (60) feet; thence Northerly along other land of Gertrude B. Arthu
in a line parallel with the Easterly boundary hereof to the Southerly
line of Bay Boulevard; thence Easterly along Bay Boulevard to the point
or place of beginning.

Southerly line of Peconic Bay Boulsord; running thence along land of
Parsons S. 190 18' East 526.98 feet to ordinary high water mark of
Peconic Bay; thence running along said ordinary high water mark of
Peconic Bay S. 360 221 10" West 10 feet to other land of said Arthur;
thence along said other land of Arthur N. 190 58' 20" West 526.25 feet
to said Southerly line of Peconic Bay Boulevard- thence along said
Southerly line of Peconic Bay Boulevard N. 460 4.81 20" East 15.80
feet to the point or place of beginning.
Together with the might, title and interest of the party of the first
part of, in and to Bay Boulevard and Peconic Bay Boulevard in front of
and adjoining said premises.
Together also with the right, title and interest of the party of the
first part of, in and to any riparian rights in Peconic Bay contiguous
to both parcels of said premises.
The grantor herein being the same person described as NATALIE C. PARSONS
in deeds to the aforesaid premises dated October 18, 1939 and April 13,
1940 and recorded in the Suffolk County Clerk's office in liber 2069
at page 573 and liber 2095 at page 86, respectively.

TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, their
