MARTIN residing at Number 449 Argyle Road in the Borough of Brooklyn, ,County of Kings, City and State of New York, party of the first part, and LOUIS A. CALVELLI and MARY J. CALVELLI, his wife, -both residing at Number 1 Bronxville Road, Bronxville, State of New York, parties of the scmnd part, WITNESSETH,that the party of the first part,in consideration of ONE ($1.00) dollars, lawful money of the United States, and other valuable considerations paid by the part ies of the second part,does hereby grant and release unto the part lee of the second part, the survivor, his or her heirs, executors and assigns forever, ALL that certain tract, piece or parcel of land, with the build- ings and improvements thereon, situate, lying and tieing at Laurel, formerly Franklinville, in the Tom of Southold, County of Suffolk and State of New York, bounded and described as follows, to wit:- BEGINNING at a concrete monument on the northwesterly side of Peconic Bay Boulevard, which point is the division line between the land hereby conveyed and the easterly line of other land now or formerly of Van Brunt Tandy; running thence north twenty degrees, twenty-five minutes (200251) west along said division line four hundred (400') feet to a concrete monument on the division line between the land hereby con- veyed and land now or formerly of Charles F. Lewis; thence north forty degrees, eight minutes (400089 east along said division line fifty (501) feet to a concrete monument on the division line between the land hereby conveyed and the westerly line of other land now or former- ly of Van Brunt Tandy; thence south twenty degrees, twenty-five minutes (200251) east along said division line four hundred (4001) feet to a concrete monument on the northwesterly side of Peconic Bay Boulevard; and thence south forty degrees, eight minutes (400081) west, along the northwesterly side of Peconic Bay Boulevard, fifty (50') feet to the point or place of BEGINNING. TOGETHER with a right of way to the party of the second part, their heirs, executors, administrators and assigns as a means of access to and from said Peconic Bay Boulevard and Peconic Bay over all that certain tract, piece or parcel of land, being a part of the farm formerly owned by John Hallock, situate, lying and being at Laurel, formerly Franklin- ville, in the Town of Southold, County of Suffolk, and State of New York, bounded and described as follows: to wit: BEGINNING at a point on the southerly side of Peconic Bay Boulevard, distant four hundred and seventeen (4171) feet northeasterly, measured along the line of said Peconic Bay Boulevard, from a stone monument marking the division line between the lands now or formerly of Thomas H. Harper and Charles F. Lewis; running thence southeasterly, parallel with said division line between the lands of Harper and Lewis, south twenty- one degrees, forty-five minutes (21045') east to Peconic Bay; thence northeasterly along said Bay twenty-five (251) feet more or less; thence northwesterly, parallel with the first mentioned course, to Peconic Bay Boulevard at a point distant twenty-five (251) feet northeasterly from ! the point of beginning measured along said Boulevard; and thence south- westerly, along the southerly line of Peconic Bay Boulevard, twenty-five (25') feet to the point or place of BEGINNING.
