THIS INDENTURE,made the 25 day of January nineteen hundred and sixty-.ix
BETWEEN JAMES J. DUNNE & ANNA C. DUNNE, his wife, both residing at 5 crescent
Beach Road, Glen Cove, New York,
party of the first part, and MATTITUCE BUILDING CORP., a domestic corporation having its
principal office at 2500 Centre Avenue, Bellmore, New York,
party of the second part,
OJ. WITNESSETH,that the party of the first part,in consideration of One Dollar and other valuable considera-

distributees or successors and assigns of the party of the second part forever,
ALL that certain plot piece or pared of land,.601 the buildings and improvements thereon erected, situate
lying and hcingjqIat Mattituck, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows,
BEGINNING at apoint on the easterly side of Bray Avenue, distant 350 feet northerly
from the corner formed by the intersection of the easterly side of Bray Avenue
with the northerly aide of the south leg of Albo Drive;
RUNNING northerly along the easterly side of Bray Avenue 75 feet;
THENCE easterly at right angle. to Bray Avenue 160 feet;
THENCE southerly and parallel with Bray Avenue 75 feet and
THENCE westerly again at right angles to Bray Avenue 160 feet to the easterly side
of Bray Avenue and the point or place of BEGINNING. y
TOGETHER with the privilege in common with others to use s right of way leading
from the Boulevard, so called, to Peconic Bay, which said privilege is contained
and recited in deed to George I. Tuthill, at al., dated April 17, 1929, and
recorded August 13, 1929, in Suffolk County Clerk's office in Liber 1368 of Deeds,
at Page 24. That the premises shall be used for residential purposes only andno'
dwelling erected thereon shall be for the use or occupancy of more than one family;
that not more than one dwelling shall be constructed on the premises for each 30
Peet of road frontage; that no building or any part thereof shall be erected with-
in 25 feet of the street line; that no outhouses shall be maintained on the premises
and no dwelling shall be constructed on the premises costing lees than $5$000.00.
