as follows: BEGINNING at a point at the northeasterly corner thereof
and the southeasterly corner of the premises above described; -

ALL of the courses and distances above referred to being according
to a-survey for George J. Turner by Alden W. Young„P.E. & L.S.,
Lie, No, 128
July 16, 195 59 dated September 18, 1957, and reds tea July 7, 1958 and
SUBJECT to a right of way 10 feet in width; running along the
northwesterly and westerly part of said promises as shown on said survey
in favor of the owners of the Driscoll premises on the west.
SUBJECT, also to a right of way for access between the premises to
the north hereof and.the beach premises, said right of way following the
10 foot right of way above referred to and then continuing 5 feet in width
in a southerly direction along the westerly line of the premises and
thence in an easterly direction,;, at right angles to the said westerly lined
to the bottom of the steps of the summer platform; thence southeasterly to
the bulkhead as shown on said map. The easement herein includes the steps.
and the summer platform, but the maintenance of the platform, bulkhead and
steps shall be borne equally by the parties hereto.
TOGEThhR with a right of way 10 feet in width running from the north-
westerly corner of the said premises in a northerly direction to Peconic
Bay Boulevard as shown on said survey. The maintenance of said right of

IT IS FUi7THER AGREED between the parties hereto that the use of the
each above referred to and beach rights be limited to the use of the
arties hereto, their heirs or assigns, as owners of the l:arcel herein
onveyed and the parcel immediately adjoining to the north and bounded on
he north by Pecdnic Bay Boulevard.
