SUBJECT, also to a right of way for access between the premises to the north hereof and.the beach premises, said right of way following the 10 foot right of way above referred to and then continuing 5 feet in width in a southerly direction along the westerly line of the premises and thence in an easterly direction,;, at right angles to the said westerly lined to the bottom of the steps of the summer platform; thence southeasterly to the bulkhead as shown on said map. The easement herein includes the steps. and the summer platform, but the maintenance of the platform, bulkhead and steps shall be borne equally by the parties hereto. TOGEThhR with a right of way 10 feet in width running from the north- westerly corner of the said premises in a northerly direction to Peconic Bay Boulevard as shown on said survey.
