WITNESSETH, that the party of the first part, in consideration of
Ninety-six Hundred Dollars ($9600) paid by the party of the second part,
does hereby grant and convey unto the party of the second

liens of the United States attached thereto, said premises being,
ALL that certain plot or parcel of land situate, lying and being at Laurel,
in the Tam of Southold, County of Suffolk, State of itew York:
BEGINDING at the northeast corner of land now or formerly of Ravitona
Realty Company where the same is contiguous to the land now owned by
Manu-facturers Trust Company, as Trustee, for the certificate holders in a
mortgage bearing Guarantee Pio. 180,500 of Bond and Mortgage Guarantee Com-
. pang under a Declaration of Trust, dated the 15th day of September, 1933;
i_ running south 16 degrees, 42 minutes, 20 seconds east 150.08 feet; thence
south 19 degrees, 19 minutes, 30 seco ds east 262.33 feet to the land new
or late of Ezra D. Bushnell Estate, the last mentioned two courses being
along land, now or formerly of Ravitone Realty Company; thence south 68
degrees, 54 minutes west along said land now or formerly of uzra D. Bushnell
Estate, 314.40 feet; thence south 68 degrees, 42 minutes, 30 seconds west
i( still along said land now or formerly of Ezra D. Bushnell Estate, 307.73
feet to the land now or late of the Estate of Elisah Hallock; thence north
21 degrees, 31 minutes 20 seconds west along said land of the 'state of ]:licha
Hallock, 407.72 feet; thence north 19 degrees 31 minutes west still along
said land of the Estate of Elisha Ballock, 301.92 feet to the land of
other owners; thence north 71 degrees east 421.30 Feet to a monument on the
northerly side of an old trail; thence south 32 degrees, 24 minutes,
50 seconds east 173.73 feet to a monument; thence north 59 degrees, 29 minutes,
20 seconds east 180 feet; thence south 22 degrees, 38 minutes, 40 seconds
east 140.34 feet to the point or place of BEGINNING. Cor.,prising 9.464 acres
according to the survey of Sdallace H. Halsey, dated November 17, 1938.
The said realty was seized by the District Director of Internal Revenue,
Brooklyn, N. T. on February 2, 1965, pursuant to Section 6331 of the In-
ternal Revenue Code of 1954 for nonpayment of federal taxes, which were
�(... assessed against the taxpayer, William F. Hammel, on August 8, 1955.
The said realty was sold to said Irving Kahn on parch 30, 1965 at a
public auction sale held in accordance with the provisions of subchapter D,
Chapter 64 of the Internal Revenue Code and the regulations thereunder,

public notices having first Cee. given of thc.time and place of such sale
by advertising the same according to law.
The said District 91rector of Infernal Revenue oy Peter F. ;lsrdano,
a Revenue Officer duly authorized so to do, did, pursuant to Section 6333(a)
of the Internal Revenue Code, on ?arcC 31, 1965 issue to said I^vice Kahn
a Certificate of Sale of Deized Property upon payna".t in full of the sum Of
Vinety-six 9urared Dollars (°9600), the highest bid received at said sale.
Said Certificate recited 11 the aforestated facts and provided inter ilia,
that if the real property therein described enould not be redeemed iLl he

issue a deed of the property so uurchasad and described (using the same
