Mu that lot or parcel of land, with the buildings and improvements thereon, in the Town of Southold, Village of Laurel, County of Suffolk and State of New York, which said land is more particularly described as follows: BEGINNING at a monument on the boundary line between land of Frederick W. Baker and land of Piquet, said monument being 402.0 feet southerly as measured along the easterly boundary line of land of Piquet from Great Peconic Bay Boulevard; from said point of beginning; running along land of Frederick W. Baker, No. 50 degrees 41 minutes 30 seconds East 88.79 feet to a monument and land of Patterson; thence along said land of Patterson, being also along the easterly line of a 15 foot right of way hereinafter described. South 17 degrees 55 minutes 30 seconds East 133 feet, moreor less, to a bulkhead at ordinary high water mark of Great Peconic Bay; thence southwesterly along said high water mark, 105 feet, more or less, to saidland of Piquet; thence along said land of Piquet; North 17 degrees 55 minutes 30 seconds West 165 feet, more or leass, to the point of BEGINNING. SUBJECT to and together with a right of way 15 feet wide from said Pecon Bay Boulevard southerly.about 560 feet to Peconic Bay; the easterly line of said portion of the said right of way being the easterly boundary of said land herein am conveyed and the westerly line being parallel with a 15 feet therefrom and crossing the hereinabove described premises, and the northerly and southerly boundaries of the said portion of the said right of way being extensions of the northerly and southerly boundaries of the parcels described in the preceding paragraphs.
