office, less any portion of said premises which was conveyed by Ethel
F. Turner to Michael Liguori by deed dated September 27, 1958 and
recorded in the Suffolk County Clerk's office on November 7, 1958 in
Liber 4542 page 140, to include, but not limited to, all beach and
bulkhead rights, title and interest.
