DONALD HART, residing at Nashville, Tennessee, party of the second part, W I T N E S S E_ T_ H• That the parties of the first part, in eon- sideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs and assigns of the party of the second part forever, the follow- ing described premises: PARCEL I ALL that certain plot, piece or parcel of land with the buildings and improvements thereon, !f in Laurel, Town of Southold, County of Suffolk and '1 State of New York, bounded and described as follows: BEGINNING at the northwesterly corner of premises to be described on the division line be- tween land now or formerly of Samuel Piquet and land of Charlotte H. Hart at a point distant 272 feet on a course South 17 degrees, 55 minutes, 30 seconds East measured along said division line from a monument set in the southerly line of Peconic Bay Boulevard; and from said point of beginning running thence North 72 degrees 4 minutes 30 seconds East along other land of Charlotte H. Hart 33 feet to the westerly line of a 15-foot right of way; thence South 45 degrees 28 minutes East along said right of way 75 feet; thence South 17 degrees 55 minutes 30 seconds East still along said right of way 63.50 feet; thence South 72 degrees 4 minutes 30 seconds West along other land of Charlotte H. Hart 67.68 feet to land now or formerly of Samuel Piquet; and thence North 17 degrees 55 minutes 30 seconds West along the easterly line of said land now or formerly of Samuel Piquet 130 feet to the point or place of beginning. i MEA42 U PAGE3I0 ^ TOGETHER with the right and privilege to use and maintain, in common with others, the present existing right of way 15 feet in width, for pedestrians and vehicles to pass and repass from Peconic Bay Boule- vard to the foregoing described premises, and the right and privilege to use and maintain, in common with others, said right of way for pedestrians only to pass and repass from the foregoing described pre- mises to Peconic Bay. The easterly line of said right of way is described as follows: j BEGINNING at a monument set in the southerly line of Peconic Bay Boulevard at the division line between land of Charlotte H. Hart and land now or formerly of Archibald G. Patterson; running thence South 17 degrees 55 minutes 30 seconds East along said division line 250.27 feet; thence South 12 degrees 4 minutes 30 seconds West along other land of Charlotte H. Hart 77.15 feet; thence South 45 degrees 28 minutes East still along other land of Charlotte H. Hart 83.44 feet to the division line between land of Charlotte H. Hart and land now or formerly of Archibald G. Patterson; and thence South 17 degrees 55 minutes 30 seconds East along said division line 169 feet to the ordinary high water mark of Peconic Bay; the westerly line of which right of way is parallel with and distant 15 feet, when measured at right angles from the foregoing described easterly line. TOGETHER with the right and privilege to use and maintain for the parking of automobiles andother vehicles, the presently existing parking j area adjoining and to the north of the land hereby conveyed, the westerly boundaryof said parking area being 82 feet along the division line between the land of Charlotte H. Hart and the land now or form- erly of Samuel Pi9utet, and the easterly boundary of said parking area being the 15-foot right of way hereinabove described, the northerly boundary of said parking area being the land of Charlotte H. Hart and the southerly boundary of said parking area being the land conveyed to the parties of the first part in Deed recorded in Liber 3215 of Conveyances, at page 371 in the Suffolk County Clerk's Office, To- gethev with the right and privilege of entering upon and using the beach of Peconic Bay and to attach stairs to the bulkhead. BEING the same premises described in Deed made by Christian F. Lampe and Anna Estelle Lampe, his wife, to the parties of the first part, dated May 10, 1951, and heretofore recorded in the Office of the Clerk of Suffolk County, in Liber 3215 of li Conveyances, at page 371. EXCLUDING from said premises, however, pro- perty heretofore conveyed by the parties of the first part to Charlotte H. Peconic Bay Boulevard; and from said point of begin- ning running thence South 12 degrees 4 minutes 30 seconds West along said 15-foot right of way 77.15 feet; thence South 45 degrees 28 minutes East still along said 15-foot right of way 83.44 feet to the division line between said 15-foot right of way and land now or formerly of Archibald G. Patterson; and thence North 17 degrees 55 minutes 30 seconds East to the point or place of beginning. BEING the same premises described in deed made by Charlotte H. Hart to the parties of the first part, dated September 22, 1951, and heretofore recorded in the Office of the Clerk of Suffolk County, in Liber 3269 of Conveyances, at page 251. !i
