Jamaica, N. Y.
party of the first part,and
ROBERT B. GRADY and IRMA L. GRADY, his wife, residing at
145 East 17th Street, Manhattan, N. Y.

WITNESSETH,that the party of the first part,in consideration of

successors and assigns of the party of the second part forever,
Ili ALL that certain plot,piece or parcel of lead,with the buildings and improvements thereon erected,situate,
lying and beingtlaxlsx at Laurel, in the Town of Southold, County of
j Suffolk, State of New York, bounded and described as follows:
!IBEGINNING at a field stone at a corner at the intersection of the
jl southeasterly line or side of Peconic Bay Boulevard and the
!'easterly line of the lands of Minerva S. Aldridge, running thence
Inorth 28° 401 0011 east along the southeasterly line or side of the
said Peconio Bay Boulevard 340 feet to land of John T. Young;
thence south 16^ 541 00- east along said land of John T. Young
594, feet to the ordinary high water line of Peconic Bay; thence
in a southwesterly direction along the shore of Peconic Bay as it
winds and turns about 340.70 feet to the lands of the aforesaid
Minerva S. Aldridge; thence north 160 541 0011 west along the
bands of the aforesaid Minerva S. Aldridge 595 feet to the point
or place of beginning, be the above courses and distances a little
more or a little less.
Being the same premises conveyed to Anna A. Schmidt by two certain j
deeds made by John T. Young and wife, one dated November 2nd, 1922,
recorded in Suffolk County Clerk's office in Liber 1056 of Deeds,
page 249, on November 2nd, 1922, and the other dated December 11,
1925, recorded in said Clerk's office in Liber 1159 of Deeds; page
----- 197, on November 11th, 1925, and which premises were thereafter
conveyed by Anna A. Schmidt to Edward P. Leveen and Anna M. Leveen,
his wife, by deed dated August let, 1928, recorded in said Clerk's
office in Liber 1366 of heeds, page. 550, on August 7th, 1928.
TOGETHER with all the right, title and interest of the party of the
I. fir at part to the center line of the Peconic Bay Boulevard
adjoining said premises.
SUBJECT to a purchase money mortgage in the sum of $45,000,
SUBJECT to zoning regulations and ordinances of the city, town or
village in which the premises lie which are not violated by
existing structures.
SUBJECT to any state of facts a survey would show.
