point of beginning running along said land of Calkins North 290 0$1
West 400 feet' Sunning thence South 400 571 West 50 feet; running
thence south X29 0$1 East 400 feet to the northerly line of Peconic
Bay Boulevard; running thence alohg the northerly line of Peconic
Bay Boulevard North 400 571 East 50 feet, to the point or place of
BEGINNING.
TOGETHER with a right of way as a means of ingress and egress from
Peconic Bay Boulevard to Peconic Bay over a strip of land bounded
and described as follows:
BEGINNING at a point on the southeasterly side of Peconic Bay
Boulevard at a stone monument marking the division line between the
premises herein described and the land now or formerly of A. L.
Downs; running thence southwesterly, along said Peconic Bay Boulevard,,
ten feet to the land of St. Clair Hester; thence southeasterly, along
the land of St. Clair Hester, to Peconic Bay- thence northeasterly
along said Peconic Bay to the land of A. L, owns; and thence
northerly twenty—seven degrees, two minutes West to Peconic .Bay
Boulevard at the point or place of Beginning.
