WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, an undivided two- thirds interest in
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows_

West 210 feet to land now or formerly of Lauriguet;
THENCE along said land three courses as follows :
(1) North 49° 18 ' 40" East 75 feet to an iron pipe; thence
(2) South 430 47 ' 40" East 77 feet to an iron pipe; thence
(3) South 340 14 ' 40" East 133 feet to an iron pipe set on the
northerly line of said Main Road;
THENCE along the northerly line of said Main Road South 510 55 ' 20"
West 115 feet to the point or place of BEGINNING.
SUBJECT TO a first mortgage held by Warren F. Ritzer and Dolores
A. Ritzer, his wife, in the principal sum of $55 , 000, dated
April 15 , 1931 and recorded in the Suffolk County Clerk' s office
on May 29, 1981 in Liber 9009 , Page 366; and
SUBJECT TO a second mortgage held by Eunice E. Klein in the
principal sum of $22, 000, dated July 24 , 1981, and recorded
in the Suffolk County Clerk' s office on the 31st day of July, 1981

BEING AND INTENDED TO BE a conveyance by the grantor of his undivided interest in
the premises now owned in catmon with the grantee.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
