BEGINNING at a point marked by an iron pipe on the easterly side of a

of Brush's Creek as it winds and turns in a southerly direction to a point
in said high water line to which a tie line drawn on a course south 380
24' 10" East, and measuring 153,46 feet drawn from the preceding point on
the high water line of Brush's Creek would intersect said high water line
of Brush's Creek; thence south 750 45' 40" West, 99.0 feet to a monument

Road, for ingress and egress, by foot and by vehicle to Peconic Bay
Boulevard, which said Private Road adjoins and is adjacent to other
property owned by the purchaser herein directly on the easterly
side thereof and running to said Peconic Bay Boulevard.

SUBJECT AND TOGETHER with, tbe rights of others, to a Right-of-Way
along the northerly line of the premises and extending easterly over
land now of Elinor G. Best to Brush's Creek and being 20 feet in width
at said Private Road and 10 feet in width at Brush's Creek, the
northerly line of said Right-of-Way being the northerly line of land
of Elinor G. Best, and the southerly line being the northerly line of
the premises herein described and a line from the northeasterly corner
of the premises to a point on the westerly. shore of Brush's Creek 10
feet northerly from the northeasterly corner of the land of Elinor G.
Best.
SUBJECT AND TOGETHER with rights of others to a 6 foot wide footpath lead-
ing to the Bay and beach and running along the easterly side of land now
or formerly of Beatrice M. Wasson and being along the westerly side of
other property of purchaser, subject, however, to any change of location
that may hereafter be made by the said Beatrice M. Wasson to the course, j,
direction or location of said Right-of-Way to the Bay and which right was
expressly reserved by the said Beatrice M. Wasson and her successor in
title as provided in deed from Beatrice M. Wasson to Elinor G. Best,
