_ All that lot or parcel of land, with the buildings thereon, situate at

Lot No. Land No. 2 on a certain map entitled t'Map of Property of Ravatone
Realty Corporation, Laurel, Long Island,. New York, Dudley Park?', made and
surveyed in May 1927 by Daniel R. Young, Surveyor, Riverhead, New York
_ and filed in Suffolk County Clerk's office September 17, 1928 under Map
No. 212 and being more particularly bounded and described as follows:
It COMMENCING at a monument set at the point of intersection of the southerly
. line of peconic Bay Boulevard and the westerly line of lands now or for-
merly of E. D. Bushnell and running thence South 170 3C' East along said
lands of E. D. Bushnell 526.22 feet through a monument to a tie line and
peconic Bay; thence running southwesterly along peconic Bay as indicated
I. by a tie line South 620 49[,20" West a distance of 96 feet, more or less,
to lands recently conveyed by Vera J. Lutz to Earl Deremer; thence running
North 170 531 West along said lands of Deremer 292 feet, more or less, to
the southerly line of said lands conveyed to Deremer; thence running along
said lands so conveyed to Deremer the following three courses and distances,
to wit: North 710 42' East 73.84 feet to a paint of tangency; thence on a
I. curve to the left having a radius of 10.0 feet a distance of 15.57 feet to
a point of tangency; thence North 170 30' West 233.72 feet to the southerly
line of peconic Bay Boulevard; thence running North 480 58t East along the
I southerly line of peconic Bay Boulevard 14.03 feet to the monument at the
)� point or place of beginning.
TOGETHER with all the right, title and interest of the parties of the first
part in and to land lying within the bounds of Peconic Bay Boulevard

adjacent to said premises to the center line thereof, and in and to land
lying below the high water mark or under the waters of Peconic Bay adjacent
to said premises.
Subject to the right created in favor of the premises adjoining these
premises on the north and west in a certain deed from Vera J. Lutz to
Earl Deremer dated August 25, 1953 and recorded September 1, 1953 in the
Office of the Clerk of the County of Suffolk in deed liber 3572 at page
152 to use a portion of the beach approximately 15 feet in width at the
westerly side of the beach above described, which strip 15 feet in width
taken together with the 10 foot wide strip of beach conveyed to Deremer in
the deed above mentioned comprises a parcel bounded and described as follox
Commencing at the point of intersection of the easterly line of said lands
of Deremer and the southerly line ofthe bulkhead running thence North 52"
46' East along thesoutherly line of the bulkhead 15.55 feet to a point;
thence running South 170 5§' East 44.61 feet to a tie line indicating the
high water mark of Peconic Bay; thence South 620 49' 20" West along said
tie line a distance of 25.00 feet to land now or formerly of H. Spedick;
thence running North 170 53' West along said land of Spedick a distance of!
44 feet more or less to the southerly line of the bulkhead and thence
running North 520 46' East along the southerly line of the bulkhead a dis-
tance of 10 feet, more or less, to the point or place of beginning.
All as shown on survey for Vera Lutz, Laurel, Town of Southold, Suff. Co.,�
N.Y. dated Aug. 21, 1953 made by Alden W. Young, Professional Engineer and
Land Surveyor. .
TOGETHER with the right of the sellers eta-the-patties-af-the-seeen9-paa{,
their successors and assigns, to maintain gas and electric meters in the
cellar of the dwelling on the premises so conveyed to Deremer and adjoining
the above described premises on the north and to maintain the gas pipes and
electrical conduits which cross underground the premises of Deremer and
�. furnish gas and electric service to the buildings on the premises herein
- conveyed; which right shall remain in force until January 1, 1974 only,
' providing, however, that no right to replace any such pipes or conduits
is granted. Should any of such pipes or conduits need to be replaced for
j�. any cause, then the same shall be replaced on the lands herein conveyed
' and such rights shall cease, all as reserved to Vera Lutz, her successors
j and assigns, in the deed to Deremer above mentioned.
i SUBJECT TO the following covenants and restrictions, That not more than
two dwellings may be erected or maintained on the premises herein con-
veyed and that no portion of the said premises shall be used for any
trade or business purposes and nothing which shall be a nuisance, un-
wholesome or offensive to the neighborhood shall be permitted on said
- premises, all of which covenants shall run with the land.
- BEING AND ]NTENDED TO BE the same premises conveyed to the sellers herein
by deed from Vera J. Lutz dated December lg, 1953 and recorded in the
office of the County Jerk of the County of Suffolk on December 21, 1953
at Liber 369, page 203.
